Experience
As a member of the firm’s Environmental Department, Perri represents businesses, investors, lenders, developers, and builders on environmental aspects of transactional, permitting, and compliance matters. She helps clients identify and navigate regulatory risk, allocate environmental liabilities, and achieve their business goals with clarity and confidence.
She regularly conducts environmental due diligence, drafts and negotiates environmental provisions in purchase and sale agreements, advises on risk mitigation tools, and counsels clients on compliance with federal and state environmental laws.
Representative Matters
Perri’s experience includes:
- Environmental Due Diligence: Conducting and overseeing environmental due diligence in connection with the acquisition or divestment of real estate or assets nationwide, as well as advising on liability protections under State and federal law.
- NJ ISRA: Developing and advising on compliance and remedial strategies for owners and operators under the Industrial Site Recovery Act (ISRA), NJ’s unique transaction trigger law, including a $160M multi-property portfolio where ISRA compliance was achieved through a variety of remediation agreements, approvals, and exemptions.
- Site Remediation: Working hand in hand with Licensed Site Remediation Professionals and other consultants at all stages of remediation of contaminated sites with intensive former uses, including former petroleum refineries, power plants, gas stations, dry cleaners, and industrial manufacturing.
- Environmental Insurance: Negotiating and securing favorable environmental insurance policies for buyers and sellers of contaminated properties, which has included pollution and third-party property damage and bodily injury coverage for per-and polyfluoroalkyl substances (PFAS).
- Land Use Permitting: Counseling developers and builders on project-critical land use and permitting issues, such as stormwater requirements related to flood hazard areas, waterfront development, and wetlands permits.
