A member of the Real Estate Department, Nino Cammalleri brings firsthand experience on both sides of the negotiating table. He has a national real estate practice focused on the acquisition, disposition, leasing, repurposing and development of commercial and mixed-use properties.
EXPERIENCE
Nino has returned to Cole Schotz after a decade as Senior Vice President and Real Estate Counsel at Seritage Growth Properties, where he served on the company’s management team and oversaw the legal aspects of leasing and asset management. During his tenure at Seritage, Nino played a critical role in all phases of the redevelopment, leasing, operation and sale of over 200 properties across the country. That in-house perspective sharpened his ability to counsel clients through complex transactions with practical, business-driven judgment, and it informs his current practice, which spans leasing of all property classes, acquisitions and dispositions, mixed-use redevelopment, and the negotiation of reciprocal easement and operating agreements. Of particular note is Nino’s experience guiding owners through the repositioning of legacy retail assets into mixed-use environments incorporating office, hospitality, entertainment and residential uses. Prior to his time at Seritage, Nino was a member in the Cole Schotz Real Estate Department.
Representative Matters
- Represented publicly traded REIT in negotiating, drafting and managing outside counsel with the execution of over 400 LOIs and leases with top-tier national retail, fitness, entertainment and restaurant tenants at projects across the country.
- Represented publicly traded REIT in the development and lease up of a 214,000 square foot, multi-level project known as The Collection at UTC, including a 123,000 square-foot office lease with Amazon and leases with Salt and Straw, Smashburger, Sweetgreen, Chipotle, Chase, Blue Bottle Coffee, Rejuvenation and CB2.
- Represented publicly traded REIT in the development and lease up of a multi-level project known as The Esplanade at Aventura, which involved negotiating leases and LOIs totaling over 200,000 square feet of retail, office, entertainment and restaurant space, including a 20,000 square-foot office lease with CCRM, a 30,000 square-foot office lease with Industrious and leases with Anatomy, Pura Vida Miami, North Italia, Starbucks, Joey’s, STK, Lego, One Medical, Next Health and Bank of America.
- Represented publicly traded REIT on the sale of the Esplanade at Aventura and portfolio disposition deals, which included the sale of 13 properties nationwide to a national real estate owner and 23 outparcel properties nationwide to a publicly traded REIT.
- Represented publicly traded REIT with respect to a REA amendment with Macy’s Real Estate covering 10 properties across the parties’ portfolios, freeing up broad redevelopment and use rights, and negotiated similar REA amendments with Brookfield, URW, JC Penney Properties and Nordstrom to permit future development of their respective sites.
- Structured and negotiated multi-property lease transactions throughout the country between a publicly traded REIT and the following tenants: Industrious, Dick’s Sporting Goods, Nordstrom Rack, TJ Maxx, HomeGoods, Ross, Burlington, Dave & Buster’s, Round One, AMC Theaters, Blink Fitness and 24 Hour Fitness.
- Negotiated multiple ground lease transactions across nationwide portfolio of a publicly traded company with Chick Fil A, Darden Restaurants, BJ’s Brewhouse and Chase.
- Represented publicly traded developer with respect to a lease with Target in Clearwater, Florida.
- Represented publicly traded developer with respect to ground lease with BJ’s Wholesale in Pensacola, Florida.
