Real Estate Firm Buys 423-Unit N.J. Luxury Apartments on Former Site of Office Park
Sentinel Real Estate Corp. has acquired Stonehill at West Orange, a newly developed 423-unit luxury apartment community in West Orange.
Cole Schotz represented Sentinel in the transaction, which required approval from the township due to the property’s Payment in Lieu of Taxes agreement.
The acquisition involved a complex diligence process.
Cole Schotz secured township approval and guided Sentinel through title review, coordination with local counsel on lease and affordable housing matters, employment issues related to on-site staff, and structuring a reverse 1031 exchange.
Designed by Minno & Wasko Architects, Stonehill sits on the former site of an office park off Interstate 280, about 16 miles west of Midtown Manhattan.
The three-building complex offers one- to three-bedroom units with features such as wine refrigerators, built-in desks, frameless shower doors and private outdoor spaces.
The property includes more than 44,000 square feet of amenities, including two fitness centers, multiple co-working spaces, lounges, coffee bars and concierge services.
The site has 816 parking spaces, some with electric vehicle charging and direct garage access.
The area includes a new public library, public dog park, and walkable access to shopping, dining and entertainment.
Prospective residents can choose from a variety of one- and two-bedroom layouts, with premium homes featuring additional den and private outdoor space.
Monthly rental rates start from the $2,400s.
