Condominiums & Cooperatives

Our Real Estate Group assists clients in the regulatory compliance process required for the registration, sale and operation of condominiums, cooperatives and other planned developments.  Our practice includes residential, office, retail and industrial developments, from newly constructed projects to the conversion of existing properties to condominium ownership, mixed–use developments and cooperatives. 

We represent developers before the New Jersey Department of Community Affairs and the New York State Attorney General’s Office in the registration process and the preparation of related public offering statements.  We also represent numerous residential and commercial condominium associations in their day-to-day business activities and in various litigation matters, including suits against unit owners and construction-related disputes.

REPRESENTATIVE MATTERS

Represented a developer in the conversion of a vacant building in Paramus, New Jersey, into a mixed-use retail/office condominium.  Capitalizing on the strong retail market at the time and the attractive location, the project was fully occupied upon completion, with retail businesses on the first floor and professional offices on the upper floors.

Represented a national retail and office developer in the conversion of an existing, vacant warehouse complex into a mixed-use office, warehouse and industrial condominium complex, enabling the developer to maximize its return on investment.

Represented a national retail and office developer in the conversion of a warehouse/ storage complex in northern New Jersey into a condominium development. The developer sold one unit to a local college for development as a classroom annex and retained the balance of the units for warehouse/storage rentals.

Represented various residential property owners in the conversion of apartment buildings into both age-restricted and non-age-restricted residential condominiums.

Represented private real estate investors in the purchase, registration and sale of blocks of residential condominium units.

Represented New York property owner in the registration and amendment of its condominium offering plan with the New York Attorney General's office.

Represented New York residential condominium developer in the handling of residential unit complaints and negotiation of a settlement with the New York Attorney General's office.
